Returning back to Australia after 10 years in Hong Kong, our client had a very specific brief for their forever home. With a suburb profile stretching from Woollahra to Double Bay, Bellevue Hill to Vaucluse, they new what they wanted from the floor plan and the location as well as how they would put their own stamp on their home.
After a very focused search and 90% of the properties being off market, they secured an Off Market in Vaucluse. We dealt directly with the vendor on this transaction – us being the only agent and were able to negotiate not only a price both parties were happy with, very specific terms formed part of the deal. Dealing with the vendor isn’t easy in a market where supply of quality property is scarce, sales agents assure vendors of strong prices and vendors can be left wondering if they achieved the best outcome. Its important to recognise that each vendor is different – each property path is different, and more than price can influence the way a transaction proceeds.
Securing off market isn’t always about paying a premium or above market. Transacting in property is more about communicating and relationships than about price. Price plays an important part but not always the key, our job is to understand what drives the sellers and buyers and understanding this, leveraging our experience and skill to help our clients secure their ideal and often dream purchase.
