The client was referred to Rose & Jones by a previous client as they had been searching for an investment property in the prime harbourside markets of Sydney’s Eastern Suburbs. Due to the competitiveness of the market they had been finding it difficult to execute a purchase and found value in engaging Rose & Jones to assist them on their journey.
The client was seeking the fundamentals of a solid investment which included 2 bedroom with good separation, open plan living, parking, outdoor space and close to amenity such as transport, shops and cafes that could double as a Sydney base for their children if required. The initial budget was $1.2m however we explored opportunities up to circa $1.5m. After inspecting properties both on and off market, we ultimately proceeded with purchasing a property met their requirements for less than their initial budget. In addition, the property provided the opportunity to add value and had an existing tenant in place on a fixed lease. The property was secured at auction below the level in which our calculations supported value for auction competition.
