Listed with a guide price of $3.4 million, one of our skilled buyers agents was able to secure a property on Ashburner Street for our client at a price of $3.14 million, resulting in a saving of 7.4% or $260,000.

Woollahra 

This property on Wallaroy Road had a guide price of $5.5 million and was passed in at auction for $5,150,000. After receiving an offer for $5,050,000 post-auction by another under-bidder, we were able to successfully secure the property for $5 million (9% less than the original guide price) as the vendor wanted to negotiate a deal with Shakira.

Skilled negotiation is far different from playing hardball, and this was evident in the purchase of a property on Trappers Way. Listed with a guide price of $2.5 million, which was less than the $2.6 million that the seller had wanted, through our research we were able to deduce that the seller had overpaid. Once the seller’s motivation for selling was understood, we were able to structure a deal with a disbursement authorisation (DA) that was beneficial for both parties.

Bondi Junction

Properties are often listed for a price that is not only far beyond fair market value, but beyond what buyers are willing to pay for it. Listed with an original price guide of $4 million, this property on Mill Hill Road was later amended to $3.8 million, as the agent didn’t have buyers who were willing to meet the price. Following the auction, we continued discussions supported by evidence for the price we were looking to settle on, managing to secure the property for $3,680,000.
