Well-positioned family homes on the Lower North Shore or in Sydney’s Northern Beaches in particular offer consistent long-term capital growth, even if yields aren’t the strongest.  Townhouses in Sydney’s Inner West remain in demand with young professionals and families who are looking for urban living, with Marrickville, Petersham and Dulwich Hill being highly desirable. Additionally, boutique apartments in lifestyle hubs such as Bondi, Bronte and Coogee are excellent investments, particularly if they have ocean views or are near the beach.

As the market stands currently, the property landscape has been notably influenced by the first interest rate cut since 2020, implemented by the Reserve Bank of Australia (RBA). The direction of rates in this cycle is unclear, but so far these reductions have decreased mortgage rates, enhancing borrowing capacity and boosting buyer confidence, particularly in major markets like Sydney. 2024 In Summary

In 2024, the markets exhibited resilience amidst economic fluctuations, but in the second half of 2024, growth slowed towards the end of the year. In our July report, we observed a 0.6% increase in property values over the month prior, contributing to an annual growth rate of 4.5%. In August, dwellings continued to increase, with Sydney’s property growth rate increasing by 0.8% in the previous month, contributing to an annual growth rate of 5.2%.

In September, Sydney property growth in the previous month fell to 0.3%, with an annual growth rate of 5.0%. As Q4 started, these numbers fell even further, with the previous month recording an increase of just 0.2%, bringing the annual growth rate to 4.5%. In November, the previous month saw properties drop by 0.1%, the first time decrease since early 2023. The year ended at a low, with our December report showing a decline in dwelling values by 0.2%, bringing the quarterly drop to 0.5%.

Bellevue Hill and Rose Bay remained highly competitive, showing minimal vendor discounts and steady buyer interest. Darling Point stayed tightly held, with no discounting despite longer days on the market. Elizabeth Bay offered slightly more room to negotiate, while Woollahra saw fast sales and sellers achieving close to asking prices. Rental demand remained strong, particularly in lifestyle-focused suburbs.

April Sydney Property Insights

Sydney’s property market continued to grow in April, with a 0.2% increase in values, bringing quarterly growth to 1.0%. Point Piper remained tightly held with no vendor discounting, while Double Bay offered more room to negotiate with a 5.54% discount rate. Paddington and Cremorne experienced fast sales and strong buyer competition, averaging just 26 days on market. In Annandale, homes sold in under 18 days with moderate discounting. Rental demand stayed strong across lifestyle suburbs, particularly in the east and inner west.

May Sydney Property Insights

Sydney’s prestige property market remained resilient in May, with high turnover in blue-chip suburbs like Rose Bay (37 sales), Bellevue Hill (33), and Elizabeth Bay (31). Properties in Rose Bay and Bellevue Hill sold quickly, averaging just over 31 days on market, while Woollahra and Darling Point followed closely behind. Vendors in Woollahra and Vaucluse achieved premiums above asking prices, indicating strong buyer competition. Rental demand stayed robust, especially in Rose Bay and Elizabeth Bay, where elevated listings reflect ongoing interest from corporate tenants and executive relocations.

June Sydney Property Insights

Sydney’s prestige property market remained steady in June, with solid sales in Clovelly, Kirribilli, Neutral Bay, and Lilyfield. Clovelly had 12 sales, averaging 22 days on market with a 3.19% vendor discount. Kirribilli saw 8 sales in about 23 days with minimal discounting (0.25%). Neutral Bay led with 35 sales, quick 15-day market times, and properties selling at or above asking prices. Lilyfield recorded 11 sales, averaging 31 days on market and a 2.73% vendor discount. The Sydney market continues to demonstrate depth and resilience, particularly with strong owner-occupier appeal and proximity to lifestyle amenities. These stats reflect strong buyer demand and competitive conditions across these key suburbs.

Sydney’s Eastern Suburbs property market held steady in July, with prestige areas continuing to attract strong buyer demand. Mosman led the way with high listing volumes, the fastest sales turnaround, and a vendor premium, while Lavender Bay achieved a 100% clearance rate and the month’s highest premium. Vaucluse and Rose Bay showed healthy activity but with more measured price growth, and Point Piper remained tightly held with limited sales and no discounts, signalling continued seller confidence in the top end of the market.

August Sydney Property Insights

Sydney’s prestige and inner-ring property market continued to show resilience through August. Balmain stood out with brisk sales and the strongest vendor discount at +3.05%, while Elizabeth Bay impressed with a rapid turnaround (under 18 days) and sellers achieving a -0.9% premium. Woollahra delivered the fastest average time on market at just 14.5 days alongside a modest +0.36% vendor discount. In contrast, Bellevue Hill and Milsons Point offered buyers more negotiating power, with Bellevue Hill’s average discount near -1.8%, and Milsons Point taking longer to turn over stock at around 46 days with a -1.09% discount, showcasing a balanced marketplace for both investors and owner-occupiers.

September Sydney Property Insights

Sydney’s prestige property market remained resilient in September 2025, with strong buyer demand driving quick sales. Queens Park led with a 100% clearance rate, selling in just 22 days and achieving a premium of +3.07%. Bondi recorded the highest vendor premium at +3.85%, despite more withdrawals, indicating some pricing sensitivity. Surry Hills and Randwick saw brisk activity, with average days on market of 26.6 and 30.2 and premiums of +2.71% and +2.40%, though withdrawals were notable. Bronte’s 25 sales from 18 new listings moved in 29.5 days with a +0.49% premium. Overall, limited supply in sought-after suburbs continues to support a dynamic market.

Sydney’s prestige property market remained active in October, with Stanmore leading on a +9.77% vendor premium and fast 19-day sales. Cammeray and Bellevue Hill recorded strong buyer demand, selling within a month and achieving modest premiums. Vaucluse and Rose Bay saw solid turnover and minimal discounting, sustaining confidence as listing volumes gradually increased.

November Sydney Property Insights

Sydney’s eastern and inner-city suburbs maintained strong buyer sentiment in November 2025, with standout performance from Queens Park (+5.42% vendor premium, 27 days to sell), Coogee (fastest average sale, 20.8 days, +1.92% premium), and Bronte (24.9 days, +0.44% premium). Randwick led sales activity with 120 sales from 148 listings, while Bondi and Surry Hills showed steady prices and high rental demand. Limited supply in premier suburbs supported resilient values heading into spring.

Sydney’s prestige and inner-harbour markets stayed resilient in December 2025, with strong buyer confidence, quick turnarounds and limited discounting in most blue-chip suburbs. Vaucluse led for speed and competition (19.9 days, +1.94% vendor premium), while Woollahra achieved the highest premium (+5.44%). Elizabeth Bay posted the strongest clearance (91%), and Rose Bay recorded the highest listings volume (72) with solid sales depth. In contrast, Milsons Point was the slowest market (71.3 days, -1.19% discount), showing slightly more buyer leverage in boutique pockets.
