We were advised of a property that met the criteria however the asking price was above where we assessed value so we opted not to pursue any further. After monitoring this for some time and the vendor adjusting their expectations we were able to negotiate a deal at 25% less than the original asking price with terms that satisfied the needs of both the vendor and our client, the purchaser.
