This purchase for our client was off the plan, so first and foremost our goal was making sure our client didn’t overpay. The next step was getting the exact product our client wanted by adjusting specified material costs with the new costs and tying it to a contract that ensures the developer not only delivers but is also able to deliver. This purchase involved liaising with our client in London and negotiating bespoke finishes throughout the apartment which included adding a bathroom, and negotiating the price adjustment between the planned finishes and the eventual finishes to keep the acquisition price inline with rate p/sqm of similar properties on a like for like basis in the area. The negotiations involved the agent and the developer which was complex and detailed, involving working with our clients lawyers to reduce the risk of contract non-conformance and therefore underpinning the contracts performance, ensuring the finishes schedule and its specifics will be delivered upon as per installation requirements. We will also be project managing their contractor through to settlement to ensure the finished product is as per the contract and the handover from the developer to our client is smooth and seamless.
