Evaluate & Negotiate / Acquisition

Apart from the full service solution, R&J can be engaged to undertake the acquisition of property in another two ways:

  1. Bid and Buy Only
    This is charged on an attendance and success fee basis, or
  2. Evaluate & Negotiate
    You have found the property but want expertise to form an offer range and execute the purchase for you. This service includes uncovering historical sales history, comparable market analysis – on street level and with in a 500m radius, development of strategy and tactics to secure the property and negotiation of the purchase.

Having bought hundreds of properties since 1998 through the peaks and troughs of the market, we are well qualified and highly experienced in negotiating property purchases on behalf of our clients.

Vendors are well represented and supported at auction by real estate professionals acting in their best interests, but buyers are usually left to fend for themselves. R&J is on your side – our experience and knowledge of real estate trading laws swings the advantage back in your favour.

A buyer’s agent understands the selling agents strategies and tactics, which means can save you significant time and money, and take some of the emotion out of what can be a highly stressful buying process.

In fact, R&J smoothes the rocky road of real estate sales in a number of ways.

Once you’ve decided on the property that’s right for you, we move to secure it. When entering this phase of the process we may introduce some important strategies, such as:

  • extended settlements,
  • lease backs, and
  • early settlements

You may also be interested in appointing R&J as your power of attorney, so as to keep yourself anonymous.

But we don’t finish there. We don’t consider our work done until the settlement is finalised. Perhaps that’s why many of our clients come back again and again.
