Asset/Property Management
We’ve been managing residential and commercial property since our inception. Originally we provided this service solely for clients we acquired property for, to extend the value of our service. But our management business has never ceased to grow, and today we have a number of clients coming to us for this service alone. They appreciate our professionalism and client-centric approach to asset management.
When you choose R&J as your property manager, you can rest assured your asset is in professional hands. We will always act in your best interests, ensuring your asset is well maintained, and maximising its returns through leasing and tracking market growth.
Here’s what you can expect from us:
- A high level of communication with tenants – ensuring the continuity of rent return, and the integrity of your asset.
- Proactive property maintenance and repairs (in accordance with your wishes).
- Payment of water and council rates, as well as insurance and strata/company title levies.
- Annual property inspection and condition reports.
- Monthly reports detailing income and expenditure.
- Annual report detailing income and expenditure for tax purposes.
Additional Services
We can also represent you at such times as body corporate meetings – taking and making recommendations as instructed by you, as well as voting on your behalf when required.

Leasing
We believe that securing reliable, long-term tenancies serves the best interest of our clients as well as their tenants.
In order to ensure our clients the best possible tenancy, all our prospective tenants undergo a rigorous selection process that includes 360° reference checking (similar to that used in the recruitment process).
We make sure we find the right “fit” for your asset. And we go to great lengths to achieve it, including:
- Advertising the property
- Selecting suitable applicants through reference checking and financial-capability checks
- Researching their rental history
- Negotiating rent and terms of lease
- Overseeing the execution of the lease.

Design & Development
R&J has experience heightening the value of your assets through renovation and re-development.
Working with our design & development partners or yours, we can maximise the returns of your asset for leasing or resale. For example, you can draw upon our experience for help with what renovations will give the best rental returns in the current market. We have longstanding associations with reputable builders, tradesman, suppliers, designers and engineers.

Project Management
You can engage R&J to project manage the renovations for you.We’ll take care of everything – from setting your renovations budget, to getting quotes from tradespeople, as well as sourcing, pricing and selecting the materials. And of course we’ll make sure the project is completed on time and on budget.
